Why choose us?
EEE Consulting views Exterior Elevated Elements (EEEs) from a unique perspective. We specialize and exclusively focus on providing SB 721, EEE Inspection & Advisory Services to apartment owners across San Diego County and select clients from San Clemente to Los Angeles, California.
We know you want your building/s safe and you are looking to comply with this new 2018 California Law. Additionally, we can assume you most likely do not want to find yourself paying for unnecessary, extra work above and beyond the requirements of the SB 721 law, California Building Standards Code and your local building department’s requirements.
By definition, the California Building Standard Code is designed to establish minimum requirements for the construction, maintenance and safety of buildings. These Building Codes ensure that buildings meet safety, health and structural integrity standards to protect occupants.
How do we provide the highest quality Inspection & Advisory Services that meets your needs and ensures compliance with SB 721?
EEE Consulting works with you from the start and provide you with clarity & communication throughout the process. Our past experience in construction management on large, complex EEE repairs, led us to the realization that we can serve clients best by moving from the back of the process to the very front. As soon as you hire an architect, engineer & contractor, your costs are going to go through the roof. Would you like to know the exact level of EEE compliance required and not take a chance with engineers/architects who like to over-engineer/design and contractors who will do anything for additional $$ in their back pocket?
Work with EEE Consulting, who has seen countless sloppy, poor decisions made by architects, engineers & contractors and knows the real, HARD cost of decisions on your wallet.
You will be advised thoughtfully, through a combination of our extensive apartment & EEE construction knowledge & code interpretation expertise.
Who is trained to interpret code and think as Building Official’s do?
Our Building Inspector, Pat Nemes, is an International Code Council (ICC) Certified CA Commercial Building Inspector. Pat is a code specialist; trained in interpreting the code-specific language, found in the immense California Building Standards Code, to ensure the minimum requirements are met for the construction, maintenance, and safety of your buildings. This ICC certification is a requirement for many building department officials across California and building officials appreciate the attention to detail, knowledge of the code & interpretation skills that come with this certification.
Why is the choice of your SB 721 Inspector so important?
This crucial company, but more importantly, individual at this company, will be assessing the exterior elevated elements (EEEs) and writing a report, per the SB 721 guidelines, that has to be kept on file by the owner for 12 years. If there are elements that need to be repaired and the report calls for specific items to be further reviewed or addressed; in the form of repairs, you hope you didn’t chose someone that is providing a generalized approach to your EEEs, adding in design work for themselves or extra repairs for their recommended contractor friends.
If you gave someone a code book, say ‘Title 24, California Buildings Standards Code’ and they couldn’t interpret it, do you trust them to tell you the correct details of the code and its potential impact on your building/s? Minor details carry major weight.
Questions to ask your potential inspection company, specifically the inspector:
Will you personally be observing the EEEs on my building/s or will it only be a technician showing up on-site and the report is written, “factory-style” by individuals who never saw my building in person? *Our International Code Council (ICC) Certified CA Commercial Building Inspector, Pat Nemes, attends and personally assesses your property.
Has your inspector visited your local building department to understand their interpretation of SB 721 and how they interpret compliance?
What is your personal interpretation of SB 721 and how often are you interpreting code?
How quickly can the company you hire turn around your report?
The SB 721 law states that a report must be issued 45 days after the site walk unless the report calls for ‘emergency repairs’, in which case, the report is required to be sent to the local building department and you within 15 days. In a worse case scenario, could there be anything more infuriating than waiting the industry average of 30-45 days to find out that your property needs further evaluation, elements that need to be fixed will potentially require permits and the company you hired has been taking their time with issuing your report. As this is happening, you are implicitly getting in a larger and larger line of booked out architects, engineers and contractors who will be charging a premium for their services. Time is money for you. - EEE Consulting LLC will turn around your report in 7 business days to ensure you receive your report quickly.
